The building was constructed in the thirties. Floor construction is a four-inch thick concrete slab on grade with a 1 l/2-inch concrete topping. The topping has cracked badly but it is still bonded to the base slab. The School District wants to seal the floor to eliminate a potential health hazard and, if possible.

We recently bought a house in the Bay Area and were told that it has a cracked in the terrazzo pan in one of the bathrooms (see pics).We would like to repair it, but not sure how to go about it.

Due to cost overruns on other repairs we have had to make to the house, we would like to save money and DIY if possible. If not, we would at least like to learn enough about what needs to be done that we could give competent direction to a contractor and understand what, if anything, might go wrong with the project.Could anyone point us to a good resource for learning about how to fix this sort of thing? Cement PatchFine-line cracks or chips can be patched using a cement grout if the binder used is Portland cement based. This requires that you mix the grout into a thick paste and work it into the crack using a putty knife. Once the cement is in place, a terrazzo composition of marble chips and cement grout is applied over top, before the cement has dried, and leveled with a trowel. This type of patch is much more labor-intensive than patching with epoxy, but provides a much more durable patch.

Once the patch dries, the tile should be sanded with 40-grit or finer sandpaper, and then sanded once more with an 80-grit sandpaper or finer to smooth the patch. Seal the patched area with a clear penetrating sealer with a pH of between 7 and 10. Oil-Based PrimerOil-based primer-sealer helps to seal the area around the tile and fill the pores of the stone. Before you can apply the paint, however, you need to clean out all debris and dust inside the crack, and remove the sealer from the area of tile just around the crack using paint stripper or ammonia. Follow priming with a high-gloss oil-based paint that is tinted to match your terrazzo flooring. Sealing the area with primer and paint will only hide small cracks. It may not prevent the crack from widening.

For this reason, you should follow up with a two-part epoxy. Epoxy PatchA two-part marine epoxy not only fills fine-line cracks in resin-based terrazzo floors, it also prevents the crack from widening and becoming much more noticeable. To apply the epoxy, first squirt equal amounts of each part onto a scrap piece of cardboard. Mix the parts thoroughly and dab the epoxy into the crack using a toothpick. The trick to making a durable repair that is not noticeable is to make sure you get the epoxy into the crack and not on the surrounding tile.

Epoxy requires at least an hour to fully set, but avoid walking on the patched tile or replacing furniture for at least 24 hours. Preventing CracksUse floor mats or area rugs with a non-slip backing around entrances to prevent dirt, grit and rain from being tracked across your terrazzo floor. Particles of dirt can scratch the tile, which can eventually result it fine-line cracks. Do not place metal objects on the floor, which can rust or scratch the tile, and avoid dragging furniture across the floor surface. Apply a protective coating of sealer to protect the stone at least every two years, but make sure you use the right type of sealer. Portland cement based terrazzo tiles must be sealed with a penetrating solvent-based sealer immediately after they’ve been polished. Resin-based terrazzo tiles are non-porous, so they can be sealed with a non-penetrating sealer.
